Abu Dhabi: Al Maryah Island
Al Maryah Island covers approximately 114 hectares and is currently being developed by Mubadala to be a new city center. It is one of the largest construction sites in Abu Dhabi.

The center of the island is Abu Dhabi Global Market Square (formerly Sowwah Square), northeast of the city center of Abu Dhabi. Construction of Abu Dhabi Global Market Square started in 2007, and the first buildings opened in 2011. The island contains multiple towers and buildings, including Al Sila Tower, Abu Dhabi Securities Exchange, and Cleveland Clinic Abu Dhabi. Al Maryah Central is a major shopping mall of 2.3 million square feet.

Al Maryah Island is a mixed-use development, business and lifestyle destination, which may be described as a self-contained mini-city. The construction of the island began in 2007 by its master-developer Mubadala Development Company, a sovereign wealth fund that was established as a public joint stock company by the Government of Abu Dhabi, which remains its sole shareholder.

Being developed in several stages, including construction of residential buildings, offices and hospitals, the island hosts more than 40 companies only in its central Sowwah Square, as well as other business towers.

Al Maryah Island is a thriving place, where you can have an experience of living and doing business in Abu Dhabi at its best.

It is the fourth most popular island in Abu Dhabi. There are two 5-star hotels, the Four Seasons Hotel Abu Dhabi and Rosewood Abu Dhabi. It is easy to find many high-end branded outlets as well as exceptional luxury boutiques and nice restaurants.

There are a number of kindergartens and schools on Al Maryah Island and within the nearby area, including Abu Dhabi Grammar School that provides the Nova Scotian curriculum to 50 nationalities from all over the world. Higher education institutions are represented by INSEAD's Middle East campus on Al Maryah Island and Abu Dhabi's Sorbonne University on Al Reem Island.

Healthcare facilities are well developed in Al Maryah Island. When needed one can find oneself in one of the biggest and most respectable clinics of the island Cleveland Clinic. And there are many more other options in the neighbourhood.

Real Estate Property:
Properties on the island of Al Maryah are represented by residential apartments and commercial offices. Most apartments are located in the hotels and are provided with all the service and amenities from the hotel. The apartments are available in 1 and 2-bedroom configurations. Average rent for a 1-bedroom residential unit is AED 520 000 (USD 141 600) per year. For a 2-bedroom apartment from AED 690 000 (USD 188 000) per year.

Rental prices for offices may vary depending on its location and a floor area. Anyway, average rent for an office with an area of 53 sq. m is AED 200 000 (USD 54 500) per year, while an office with an area 464 sq.m wil cost AED 1 000 000 (USD 272 300) yearly. Residential apartments are available for purchase as well as for rent.

Prospective investors will find the area quite profitable. The return on investment is high enough in Al Maryah island. The average ROI for 1-bed and 2-bed apartments is 11.8% and 11.5%, respectively.

Location:
Al Maryah island is a lively and well developed neighbourhood. The island has its own huge shopping mall, The Galleria, and hosts a lot of entertaining events every year. It is a perfect place for dining, shopping or some outdoor activities. Residents and visitors can visit parks to enjoy a quiet walk. There are some white-sand beaches located in 15-minutes driving away. Abu Dhabi International airport is only 30 minutes by car.

Economic appeal of Al Maryah Island:
Commercial activity and leasing on the island is primarily driven by Abu Dhabi Global Market (ADGM), the fifth Emirate's financial free zone, which became fully operational in October 2015 after it began licensing financial companies. It aims to encourage more foreign direct investment and foreign enterprises in the region and is a positive step for investors who have previously expressed their preference for 100% ownership. Free zone companies are allowed to operate without a local partner and are able to repatriate their profits and capital.

Upon completion Al Maryah Island will offer residences for 30,000 people and accommodate 75,000 working professionals.
The healthcare and hospitality segments are the focus of investors' attention.
